RBC Plaza BAS Retrofit

Harris was selected by Cushman & Wakefield NorthMarq to upgrade the building automation system. The RBC Plaza had an existing Honeywell XL Plus system with an integrated fire alarm. The upgrades required the mechanical BAS to be separated from the fire alarm system in the 40-story skyscraper in downtown Minneapolis.

Once the BAS and Fire Alarm systems were split, Harris was able to take control of all mechanical equipment in the penthouse and lower mechanical rooms as well as the makeup air units on 22 floors. A fiber backbone was put in place during the initial project to allow the remainder of the building to be converted to DDC in future projects. Harris then installed a Tridium Niagara 4 based platform to begin the transition from pneumatic controls to DDC. After completion of this initial project Harris Controls was awarded a 3-year service contract to maintain the system installed.  Harris has renewed this contract and continues their partnership in maintain the Building Automation System.

In 2022, (under new ownership and rebranded as 60th S 6th Street) Harris was again the contractor of choice for an 8-floor tenant improvement project which upgraded the terminal units on each floor from pneumatic to full DDC.  Additional tenant improvements are currently under construction as the transition of the building continues.
