Introducing Telemetry®, the latest remote monitoring and diagnostic service developed by the Data-Driven Solutions team at Harris. Telemetry® collects data from pre-existing sensors throughout a building, or directly from a wide variety of existing Building Automation Systems (BAS), and then relays that data to the cloud for both long term storage and real-time analysis by the Harris team. Using Telemetry®, Harris can monitor building performance and diagnose potential comfort and efficiency issues at a distance as well as provide greater transparency into building performance for building owners and operators.

Telemetry Enabled Service AgreementSM

This technology forms the core of our Telemetry Enabled Service AgreementSM, which is a new type of maintenance contract. The Telemetry Enabled Service AgreementSM is built on a foundation of the Telemetry Performance-based CommissioningSM (PbCx) process and includes other maintenance tasks (including but not limited to testing, inspecting, aligning, calibrating, tightening, adjusting, and lubricating) to tune-up system/asset performance, restore systems to optimal operation, and maintain systems in a way that meets or exceeds the buildings operational requirements. In conjunction with monthly diagnostic reviews and critical system alarms, Harris can deliver a superior outcome (extended asset life, lower energy costs, lower repair costs, less downtime, improved comfort, safer operation, etc.) at a lower price than other time-interval maintenance programs that are designed to provide regularly scheduled maintenance visits whether they are necessary or not.

How it Works:

A small computer is installed in your building and communicates with the BAS. This computer is continuously collecting data about the performance of each piece of equipment in the building and sends that information to our cloud server using an existing internet connection. Our experts review system performance data to identify potential mechanical problems, comfort issues, or energy savings opportunities; a process called Telemetry Performance-based CommissioningSM (PbCx). After an initial diagnosis and building tune-up, we use PbCx to keep your building operating at a high level of performance, rather than waiting for small problems to turn into large complaints. We also synthesize the performance data to provide you with regular building health reports.

Telemetry® affords our customers greater insight into the performance of their buildings in the form of periodic building reports which are reviewed by Harris for sub-optimal building performance issues. This means fewer complaints from building occupants and the ability for building operators to see—and therefore focus on—the most prominent issues. Additionally, Telemetry® can monitor high value or mission critical assets in real time and alert the customer if we see a major issue, reducing the time between a breakdown and help arriving on site.
